Premier Property Management Package

  1. Key holding – we are the local point of contact for you or your clients in case of emergency or for any contractors should they need access to your property in Bodrum.
  2. Security check - every 15 days when unoccupied - We thoroughly examine the whole exterior of your property, windows, doors, storage cupboards etc to check for any signs of damage. We examine all furniture & furnishings for wear & tear.
  3. Airing of the property - every 15 days when unoccupied - circulating the air will minimize any condensation and damp build up. We will open shutters and windows to air your property, flush toilets, run taps and showers to clear any stagnant water. We will test appliances to make sure all are in working order - gas, electricity, security systems if applicable.
  4. Property inspection reports - monthly
    These inspections will be followed up by monthly reports and digital photos emailed to you. If any problems within the property arise that may need work we will assess this and forward all the information to you with a quote if necessary. Upon your approval we will arrange and oversee these on your behalf and make regular updates via email.
  5. Monthly mail collection and forward if necessary
    Your mail in Turkey will be collected from your Bodrum properties and forwarded on to you if necessary at regular intervals.
  6. Arrange earthquake, comprehensive buildings and contents insurance
    In Turkey there is a legal obligation to insure your home against earthquakes. This insurance is called 'DASK'. We will arrange fully comprehensive household and earthquake insurance, ensuring you get competitive rates. (There will be a cost only for the insurance itself, not for our service)
  7. Spring clean of the property at the beginning of the season, normally undertaken in May (or you can choose). This service will involve a comprehensive clean of the whole property, including checking electrical goods, lights and toilet flush. Lights, fans, windows and the outside of the property - terraces, patios etc. will be hosed down. At the end of the season we will ensure that all appliances are switched off to avoid any unnecessary bills over the winter period.
  8. Payment of bills (e.g. utility bills, water, electric, site fees) and Payment of Property Taxes
    We ensure all bills associated with your homes in Bodrum are reliably paid on time and will arrange payment of property and environment taxes. (We will require a float of £100 and a YTL bank account)
  9. Representation and assistance provided at any site meetings (1 per year - additional charged at £12ph)
    Site or residents meetings relating to Bodrum properties, may not often be at times convenient for yourselves to come over to Turkey but it doesn't mean that you don't want to know what's going on. On your request we will attend these meetings on your behalf, voice any of your requests and update you on the meeting.
  10.   Help open bank accounts and organize direct debits
    If you do not already have a Turkish Bank Account we will assist you to open one and organise direct debit payments for electric, telephone and satellite etc. (We will require a £100 float to settle expenses)

Departure / Changeover Clean

  1. Preparation Clean: Open and air the property; sweep and vacuum clean the property through out; wash the floors, including under beds and appliances; clean all windows, doors, terraces, sun beds, outside tables and chairs.
  2. Kitchen Clean: Clean inside out of all cupboards, work tops, draws etc.; clean the hob, oven, microwave, fridge, freezer and extractor fan; dispose of rubbish and left over food etc.; clean all wall tiles and kitchen equipment; wash and dry all dirty crockery or cutlery; rinse and clean the dishwasher and lastly wash the floor.
  3. Bedroom Clean: Remove all bedding and linen and take it for laundering; clean under the beds and furniture units etc.; clean and polish the wardrobes; dust, clean and polish all furniture units; clean the window and patio door; wash & polish the floor; make the beds.
  4. Bathroom Clean: Remove all towels and take them for laundering; clean all bath units and furniture's; clean all marble surfaces; clean and disinfect sink, bath, toilet, bidet, shower inc. the curtains, all mirrors and lastly we wash and polish the walls and floor.
  5. Lounge and Dining Room Clean: Dust, clean and polish all furniture units; doors; pictures, paintings souvenirs etc.; clean the fireplace (if applicable); clean the carpet (if applicable); wash and polish all windows, patio doors and floors. Terraces: we clean all the chairs, tables, other appliances or furniture and wash the terraces.
  6. Utility Room Clean: Dust, clean and wash all places including washing machine, drier, cabinets etc.

Prices for Departure / Change over Clean -

Midweek/General Clean

We tidy everything, clean and dust and remove stains from furniture, electrical appliances etc. We remove all rubbish. Dirty linen is replaced and beds are made. Bathrooms and all floors are cleaned.

Prices for Midweek Clean -

Laundry

Full laundry service washed and ironed. Towels, sheets or any machine washable items - charges at £10 per machine load including ironing and return to property.

Beginning and end of season deep spring clean or one off clean of newly constructed properties

This service is included in the Premier Property Management Package, however it is also offered separately at the prices below. We recommend an initial deep clean of your Turkey properties. Newly built homes in Bodrum can be very dusty and not as clean as you would like, as they have been exposed to the elements and had numerous workmen in and out. Our deep clean leaves your new property dust free and sparkling for your first arrival. A deep clean involves cleaning every possible area of your property including windows, internal and external doors, sills, skirting and kitchen units inside and out, all crockery and cutlery, deep oven cleans etc.

Renting your Villa or Apartment in Bodrum, Turkey

There is good rental potential for Bodrum Real Estate. We manage every aspect of renting homes in Bodrum, whether it is a long-term let or short-term/holiday rentals. We will take photographs and write a description of your villa or apartment for rent and advertise your property on our website, in our high street office and with other villa rental websites deemed necessary. We will manage all rental bookings and payment collections, providing you with monthly accounting reports.

RATE 20% commission of the gross rental price for short term/holiday rentals.
RATE 10% commission of the gross rental price for long term rentals (this is for the duration of the rental contract).

Welcome Pack

As many flights arrive late at night, a Welcome Pack provides all the basics you need for your first day. The provisions will be ready waiting for you at your holiday home. It provides a good start for you or your guests’ stay as it means you can have a good breakfast in the morning. Choose from Essential Pack, Luxury Pack or customize your own. Prices on request

Airport Transfer

No matter what time of day or night you arrive, our English speaking driver will be waiting for you or your guests at the airport and you will be chauffeur driven to your holiday home. It is the same tariff night or day and all drivers have proven reliability and navigation. Transfer rates are per vehicle (not per person) and are to / from Bodrum Airport. Prices on request

Car Hire

Rental cars can be delivered to the airport ready for your arrival or waiting for you at your accommodation at any point throughout your stay. Prices are inclusive of unlimited mileage, third party liability insurance, collision damage waiver, theft waiver, and all local taxes. Prices on request
